Parc habité d’Arenc
The “Parc Habité” project designed by urban planner Yves LION, in the framework of the ZAC Cité de la Méditerranée, is between Rue d’Anthoine, Boulevard de Paris, Avenue Camille Pelletan and Avenue Roger Salengro.
In total, over 2,000 housing units, the Cité Scolaire Internationale, offices, retail units and local services will be developed in this new city-centre district accessed by the underground, tramway and the recent TER stop.
Park key figures: 200,000 m² housing units (20% social), 21,000 m² retail units, 75,000 m² facilities (including the new European hospital), 130,000 m² of offices.
Projects are under way and the district should be completed in 2022.
This model district has an ambition, to rebuild the “town on the town”, by offering the possibility of benefiting from views over the harbour and the port, while giving priority to significant plant cover in the streets and island centres, to modify the current mineral appearance of the district.
The "Parc Habité d’Arenc” gives prominence to plants since the future constructions will be divided by private gardens which will look onto and be seen from the street. Trees will also be planted along all the roads in the district, over the entire Arenc footprint.
The other feature of the inhabited park is also its closeness to facilities such as the European hospital, the Arenc multimodal hub, the departmental records centre, the Regional Vocational University etc.
Several housing projects have already been delivered, such as the Faubourg des Docks (Sogima) and the Alizée (Art Promotion) on the island 4A, the Appart Hotel (OGIC) on island 2A, Neomed City on island 6C, the old people’s residence on island 5A…
On 30 September 2014, Cofely (GDF Suez group) signed an agreement for the creation of a marine energy conversion plant on the Arenc mole with promoters, investors and EPA Euroméditerranée. The housing units in the Arenc inhabited park will be connected to this new unit which will supply both cold and heat. This 100% natural solution will provide for energy savings.
History
“Arenc” means sand in Occitan. Until the 19th Century, Arenc was a fine sandy beach very popular with the people of Marseilles, who came to eat oursinades (sea urchin dish). Alexandre Dumas visited this district which the industrial revolution transformed into a commercial port and decolonisation into wasteland. Today it showcases the comeback of Marseilles.
Urban strategy
Develop a town district worthy of the name, successfully accomplishing the amazing feat of reconciling density and quality of life, coexistence and privacy… All that without trammelling the relationship with nature. Instead of the old sandy beaches, and the industrial and port wasteland of Arenc, town planner Yves Lion imagined creating a 2,000-housing unit residential area. The residential area will exhibit plant-covered areas in between which you can see the sea. These crossings from East to West, 20 or 30 m wide, will be used for traffic (motorcyles and cars) but also pedestrian walks, with generously sized, plant-covered pavements.
Shared public spaces
The collective experience of the mainly tree-lined/plant-covered streets and pedestrian areas looking towards the sea, shall be continued in the constructions with large, shared terraces and gardens for everyone to have a small vegetable patch. As many places propitious to forging relationships between residents.
Diversity
Intergenerational residences, apartment hotels, student residences, social housing, rental accommodation and housing for home buying. The “inhabited park” offers diversity at all levels and on every street corner. Because the town is by definition a place for living together.
Services
The “Inhabited park” invents shared services and living spaces. A concept based on the idea of community, without sacrificing individual privacy. A concierge? No, more than that. A facilitator of living in a building, a coordinator. The concierge service will enable the residents of the “inhabited park” to share and exchange services: babysitting, evening classes, car sharing etc.
Transports
One of the densest local public transport networks in Marseilles. Bus, underground, tram, train, almost all methods of transport can be found within a radius of around one hundred metres. Long distances accessible in less than 20 minutes. Ferries, TGV, planes, experience globalisation through all methods of transport!
Schools and training centres
From the crèche to the doctorand, from primary school to the grandes écoles, the “inhabited park” will offer a local education system to the young. Students are a strong vector for fast-tracking change in the district.
Health
A hospital a stone’s throw away, that’s really reassuring! The European generates an entire health economy of its own.
Culture
In just a few years, Euroméditerranée has become the cultural hotspot of Marseilles, where you can dance, move and improve your knowledge to the beat. 80% of the 2013 Marseille Provence facilities are located in the immediate vicinity to the “inhabited park”.
Retail units
Terrasses du Port, Voûtes de la Major, the Docks, ground-floor shops... The inhabitants of the “inhabited park” will be able to visit more than 300 new shops on foot. Enough to satisfy the appetite of shopping lovers.
Sport
Get your trainers on to get back in shape in the district’s fitness centres, not forgetting outdoor sports, on the sea front or along the banks of the renovated Aygalades river.
